Description
Excellent mild four season climate with 300+ days of sunshine per year. Summer temperatures seldom reach ninety degrees and a lot of summer days come with afternoon thundershowers to cool and refresh the countryside. The winters tend to be warm with nighttime temperatures just below freezing and daytime temperatures rising sometimes into the 50's. As these properties are at the very foot of the Sangre de Cristo Mountains, you can expect snow any time from mid-October to mid-May. However, because of the amount of sunlight and the relative warmth of the area, the majority of the snow usually melts off within a couple of days. Very seldom is there snow on the ground all winter.

7600 to 8800 feet above sea level, right in that zone where there are lots of spruces and the Ponderosa's are starting to give way to the aspens. There's also lots of wildflowers here.
